What is an ADU?
An Accessory Dwelling Unit is a self-contained living space built on the same property as your existing home. They go by many names — granny flat, in-law suite, guest house, backyard cottage — but they all share the same idea: a separate, independent living space with its own kitchen, bathroom, and entrance.
What types of ADUs do you build?
We build detached ADUs, attached ADUs, garage conversions, and above-garage ADUs. Each type has different advantages depending on your property layout, budget, and goals.
Who builds ADUs?
Most of our clients are homeowners who want space for aging parents, adult children, guests, or a private home office. If you own your home and have the property for it, an ADU might be a great fit.
Is ADU's of the Sandhills veteran-owned?
Yes. Our founder, Danny E. Davis Jr., is a veteran. The discipline, accountability, and attention to detail from his service are built into how we run every project.
Cost & Financing
How much does an ADU cost?
Projects typically start at $230 per square foot, depending on size, design, and finishes. A 400 sqft studio might start around $92,000, while a 1,000 sqft two-bedroom could reach $230,000 or more. Your site evaluation will give you a realistic budget range.
Do you offer financing?
We don't offer in-house financing. Most clients use a HELOC, home equity loan, or cash. We're happy to coordinate with your bank or credit union throughout the process.
Is the site evaluation fee refundable?
The $500 site evaluation fee is credited toward your build if you move forward with a signed construction agreement.
What's included in the price?
Our standard service includes site evaluation, design coordination, permitting, full construction management, quality inspections, and final walkthrough. Items like land surveying, major utility upgrades, appliances, and furnishings are typically separate.
Permits & Regulations
Is my property eligible for an ADU?
Eligibility depends on your county's zoning, your lot size, setback requirements, and utility access. That's exactly what our site evaluation determines.
What are the size limits for ADUs?
Limits vary by county. For example, Cumberland County allows up to 800 sqft. We know the specific requirements for each county we serve.
Do I need a separate septic or utility connection?
It depends on your existing systems. If your property is on septic, Environmental Health must verify the system can support additional capacity. We'll identify this during the site evaluation.
What counties do you serve?
We serve Cumberland, Hoke, Harnett, Lee, Moore, and Robeson counties in the Sandhills region of North Carolina.
Process & Timeline
How long does it take to build an ADU?
A typical project takes 14–20 weeks from signed contract to completion. This includes design, permitting, and construction. Timelines vary based on project complexity and county permit processing times.
What happens during the site evaluation?
Our team visits your property to review the lot, utilities, access points, zoning setbacks, and other factors that affect ADU feasibility. You'll receive a verbal or written feasibility summary.
Do you handle permits?
Yes. We manage the entire permitting process — document preparation, submissions, revisions, and follow-ups with your county's planning and building departments.
How much disruption should I expect during construction?
We manage noise, access, and scheduling to minimize impact on your daily life. Most of the work happens in the ADU footprint, not inside your main home.
