Moore County, NCADUs for Moore County Homeowners
Moore County is the premier aging-in-place market in our service area. With approximately 100,000 residents across 42,000 households, the county's 65+ population runs 25 to 28 percent — nearly double the state average. Pinehurst, Southern Pines, and the surrounding golf communities have long been a destination for retirees, and that demographic reality drives strong, consistent demand for ADU solutions.
The housing market here is the most affluent in our service area, and the construction landscape varies significantly by location. Golf and resort communities have strict architectural standards, while county areas and Aberdeen offer more flexibility. Lot sizes range widely — smaller in planned communities, one-acre-plus in rural and county areas.
Moore County has seen strong 15 to 20 percent population growth over the last decade, driven by retiree migration and Fort Liberty spillover into Aberdeen and surrounding areas. The combination of higher property values, an aging population, and family-focused housing needs makes Moore County one of the strongest ADU markets in the Sandhills.
