Lee County is in the middle of a transformation. With approximately 63,000 residents across 24,000 households, the county has historically been a quiet, established community centered around Sanford. That's changing rapidly with the arrival of VinFast and the Triangle Innovation Point industrial campus, which are expected to bring thousands of new jobs and workers to the area.
Most of the housing stock in Sanford was built between the 1960s and 1980s, making it 40 to 60 years old — among the oldest in our service area. In-town lots run 0.3 to 0.5 acres, while rural Lee County opens up to acre-plus parcels.
The 65+ population is notably high at 16 to 17 percent, and Lee County has a growing Hispanic community with strong multi-generational living traditions. Population growth has been moderate at 5 to 8 percent over the last decade, but that trajectory is accelerating as industrial investment reshapes the local economy.
