The Situation
A Fayetteville family needed additional living space on their property but faced a challenge most builders don’t flag until it’s too late — their lot sat within Fayetteville city limits, where setback requirements and permitting rules are stricter than the surrounding county.
The Plan
Rather than push a design that wouldn’t survive plan review, Danny’s team pulled the full site constraints up front — setbacks, lot coverage, utility easements — and had the property professionally surveyed before a single line was drawn. The footprint was right-sized to fit cleanly within what the city would approve.
What We Built
A 600–700 sq ft permitted detached ADU — 1 bedroom, 1 bathroom — designed to maximize livable space within the reduced footprint. Fully engineered, permitted through Fayetteville, and built to the same standard as every ADU’s of the Sandhills project.
