One Plan, Three Ways to Live
The Longleaf is our signature single-story one-bedroom — a plan designed around one simple idea: give homeowners a self-contained dwelling that fits naturally into a Sandhills backyard without looking or feeling like an afterthought. It’s available in three configurations, from an open-concept studio to a full one-bedroom with separated living and sleeping zones, so you can match the layout to how you actually plan to use the space.
Every Longleaf variant shares the same core DNA: a covered entry porch, open kitchen and living area, full bathroom, and mini split climate control. Where they differ is in how much separation you want between rooms and how much exterior square footage you’re working with. The Studio is our most compact option at 400 square feet on a 20′ x 20′ footprint — a single open room that flexes between sleeping, working, and living however you need it. The 1A stretches into a modern linear profile at 38′ x 16′, separating the bedroom from the living area with a hallway, a dedicated washer/dryer closet, and a 312-square-foot great room flooded by clerestory windows. The 1B takes a different approach entirely — a traditional cottage form with a gabled roofline, board-and-batten siding, and a 77-square-foot private bedroom tucked behind a proper closet and full bathroom.
The exterior is where you make the Longleaf yours. The Studio and 1A feature a contemporary shed-roof profile with dark metal siding and natural wood accents. The 1B goes full cottage — white board-and-batten, pitched metal roof, and warm wood porch details that look like the structure has always been there. All three share the same build quality, the same permitting support, and the same fully customizable finishes.
